CYPRESS FAIRWAY VILLAGE PROPERTY OWNERS ASSOCIATION

Your board of directors met Tuesday evening, January 13th, to discuss matters pertaining to CFV. The following items were discussed:
1. COLLECTION OF FEES from homeowners and those units that are delinquent with payments. Status: Most homeowners are being diligent with making these payments and few are in arrears. Those that are have been contacted and, in some cases, liens are in the process of being filed.
2. ANNUAL AUDIT/TAX PREPARATION: The board was notified by the previous CPA that she was retiring and that a new individual would have to be selected; however, she referred the board to someone else in her office. Status: The board will be in contact with them. The lady who is currently in charge of managing the books for CFV will be asked to send in the tax forms.
3. MAINTENANCE CONTRACT for 2015: CFVPOA has received only one bid. Status: Members will contact others in the area who do yard maintenance, etc. and invite them to place a bid. Hopefully, before grass starts growing, a new contract will be in place.
4. PAINTING PROJECT: Currently on hold. Status: Since the bids received earlier have lapsed, new ones within the 30 day period prior to the job will be taken. Hopefully, this project can still be started sometimes in the fall. Be prepared to receive many notices concerning this massive undertaking .
5. DUMPSTER AREA: This always seems to be a hot topic and recently there has been a problem with people leaving trash and other items right in the entryway. Status: Just a reminder that 31 units share this dumpster. Boxes from moving, in or out as well as purchase boxes (such as large tvs, must be broken down flat. Nothing other than household garbage tied up in bags should be place in the dumpster and NOTHING is to be left outside of it. The truck driver doesn't get out of his vehicle other than to open and close the gate, so none of these items will be picked up. Old furniture, plumbing items, construction items, etc. must be taken to the recycle and transfer station. We would appreciate everyone complying with these rules.
6. FIREPLACE SAFETY: With this crazy Texas weather, many of you are using your fireplaces. Status: Please be careful when using the fireplaces. None should be used unless they have been inspected and deemed safe. Never put live coals outside or in the dumpster. In the past, this has caused a large fire that destroyed not only the dumpster but also portions of the fencing surrounding it. Make sure ashes and logs are completely out and cold before disposing of them. Never leave a fireplace burning when no one is in the house.
7. RULES VIOLATIONS: Looking around the property, you can certainly see that patio areas and some entryways are not being kept clean of storage items, boxes, totes, and just plain JUNK. Status: Violators and the owners of the property if those units are rentals have been notified that these areas must be cleared.
We will be upgrading this site periodically instead of just sending out newsletters or emails. Please bookmark this site and check back occasionally. We will , if necessary, send out a copy of these updates to homeowners who either do not have a computer or just prefer to receive a written copy. We have had a number of units sold since the annual meeting. We'd ask that you be neighborly and introduce yourself to the new owners. Help them out by answering questions they might have about the area, i.e. when trash is picked up, who does what, etc. Be mindful , too, that if a unit goes on the market next to you, that you should make sure your property (front and back areas) are neat and clean. We want to make sure prospective buyers see an environment that looks well
maintained.
Homeowners who rent out their units need to help us out. Each time you get new renters, you need to let us know who they are and, if possible, give us a phone number where they can be reached. Each of you has been sent a copy of our Standing Rules and those apply as well to all renters. You need to supply them with a copy so they will know what is expected of them while they are living with us here at CFV. One of the biggest problem we seem to have with renters is that they cram the dumpster FULL of moving boxes or leave them outside the dumpster for pickup. We've told you over and over, the dumpster is not for boxes and NOTHING can be left outside. IESI has only one person picking up our dumpster and he's driving the truck. Nothing left outside will be picked up unless some thoughtful homeowner comes by and disposes of it.
Homeowner landlords, please help us out.
Homeowners with dogs need to remember to pick up after your pet...there is far too much animal feces out in the common areas of the property, especially around the gazebo and dumpster area...this is not a safe health issue where children are likely to be playing. Also, your dog should be on a leash whenever it is outside...do not tether a pet for any length of time unless you are within view of it.
